Buy & Rehab or Purchase already rehabbed property in Baltimore
Hi Everyone,
I am looking to purchase my first investment property in Baltimore and plan to use it for rental. I have already been pre appproved for a conventional homestlye loan and started looking for a property. Well here's the kicker: At first I wanted to buy a distressed property and do some rehab but there is a boatload of properties in Baltimore that have already been rehabbed and currently selling at a fairly reasonable price(80k-95k). My question is, does it make sense to buy an "already" rehabbed property or just rehab a distressed property with an after rehab value equal to the "already" rehabbed home?
