Investing in multifamily properties

Hi. I live and looking to invest in the suburbs of Chicago. Kane county to be more specific. I have been looking at deals for almost a year. I put an offer on one deal but it fealt off. Since then it seems like the prices of multifamily homes are rising and can't find a good deal. Should I just keep on waiting for one or am I looking in the wrong area or time to buy? I only have one realtor that has been helping me.
