Owner move in evictions

I am looking into a multi unit property that is currently fully occupied. I could buy it as an investor and put 20% down. However the location is closer to where I would like to live and it would save me more money up front to finance the property as a typical buyer. What are PA laws for evicting tenants when buying the house?
