House Hack Lease Option NYC

Hi BP family, looking to jump into the REI world by finding a lease option deal that I would house hack in order to void my housing expenses. Being relatively new to the field I am unfamiliar with the process and wanted some advice on how to go about finding the best deal. I know that Lease option contracts vary on stipulations and wanted to know what are the cost/fees that are typically included with the option contracts.

Are property taxes and maintenance paid by owner? What are the usual closing fees and cost that come with the whole process when signing the contract. Looking within the NYC area for now and any suggestions from real estate agents or property managers are welcome so that I can see what is available. Also gladly accepting any advice or pointers from other investors in the BP family.
