HELOC/Cash out REFI for LLC?

Hi. I'm brand new here and I read so much (and hear on podcasts) about getting cash out of your investment properties via HELOCs or cash out refis in order to buy the next property and snowball into more and more. But, it seems like most people get LLCs for their investment properties as well for liability protection. Is it possible to get HELOCs or do cash out refis if the property is titled in an LLC? I was under the impression they have to be in your name first.
