Closing on tenant's last day

I am closing on a 4plex the same day one of tenant's lease is up, but I made the sellers agree to either have the unit vacated at closing or sign my lease by closing. 

So far these sellers have been unresponsive in the past and the tenants have lived there for years, so I'm asking what is the best way to get the tenants to sign my lease by closing? I have a feeling it won't be vacant at closing so I'm trying to entertain the other option I offered the sellers.
