Neighborhoods around Philadelphia PA that make for good deals

Hello. I am a beginner real estate investor in the Philadelphia area. I am looking to begin with finding great deals and wholesaling them in my REIA group.

I am looking to start my marketing with direct mail to out of state owners who have owned their property for 10+ years. Preferably vacant properties that are free and clear in decent neighborhoods. I am looking for motivated sellers and was wondering if there were any great zip codes I could use in the Philadelphia area to narrow down my list.
