Duplex vs Quadplex?!

Hey guys! So I just bought my first property, technically a duplex. 2,242 Sqft, its 4bd 2ba on one side with a full kitchen/laungry area and a 1bd 1ba on the other side with a smaller kitchen and laundry area. So in total 5 bedroom 3 bathroom. I will be living in the property because I'm using a 203k loan.

I'd much prefer to have a quadplex, I like the idea of having more units, but I can't think of how to convert this one to one or if there is a better alternative. The 203k loan should take care of the modifications for me. I just know I could make more renting out the rooms as individual units, over trying to package it all together into me living in the 1/1, and having a family rent the 4/2.. (also, would be more vacancy proof)

The side with the 4/2 has 3 bedrooms upstairs, and 1 downstars. The other side is just a single level 1/1. 

Does anyone have any ideas or tips, or is there any more information I can provide to help?
