Rural Investing Outside of San Antonio

I am curious as to how well people are doing with rural investing outside of San Antonio, TX. What is working well for people outside the hustle, bustle, and traffic of SA? I am looking mostly at getting to know Kendall, Kerr, Comal, Blanco, and Guadeloupe counties but not limited to. I drive through these counties all the time with my other business.

Just driving around I can see new subdivisions for luxury large acre home sights going in all over the place in the hill country. Its driving up existing home and ranch values in those areas. 

Are people finding success with buy and holds in small Texas towns or is wholesaling and/or parceling off acreage the way to go?
