Seller 3yrs behind, and in bankruptcy

Edit- Apparently the seller is not behind on the mortgage, she just has over 7k in unpaid city taxes and water bills. She does not want to profit from the sale, she just wants to sell it to get the taxes paid.

Is there any special procedure that I need to go through? Contacting the bankruptcy lawyer? Or can i still purchase outright and pay the taxes at settlement.
