Are assingment contracts legal in WA? OR?

I've been hearing mixed answers on this one - can you get a property under a basic assingnment contract, with the words "and/or assigns?" I've heard some people saying it's fine as long as you aren't screwing anybody out of their home, but others say to stay away from it. I'm going to meet Real Estate Attorney tomorrow afternoon to ask, anybody know much about that?

I've heard some people are getting prosecuted.
