Need advice on first investment

Hey guys,

I've been reading a lot about real estate investing and creative financing. I am very eager to start, and was wondering if I would be able to buy a rental property every two months? Are there any limitations on this/ is this a possible goal? My goal is to have enough cash flow to survive alone from these rental properties as fast as possible. I have around 50k to start off with, and live in Westchester, NY (pretty well-off neighborhood).

What do you guys think? Thank you so much for your opinions!!
