Question about Multi-Unit Owner Financing

I'm going to look at a 4 unit building on Wednesday that is for sale with a real estate agent. I have emailed the agent and the sellers are willing to do some type of owner financing. When I buy multi-unit buildings with owner financing I do so with very little or no money down.

My question is how or where does the agent make there money with this deal? Since there will be no money being put down for the sellers to pay the agent there cut.

Anyone out there ever come across this situation?
