Here's the Situation...Investing in a rent house

Hey BP, Here is the situation. I've been interested in real estate for years now. I am currently in college and working full time in the insurance industry just to make ends meet. I have a partner who is my investor. I find the deals and she funds them is how this will work. She wants a rent house to start that way there is a steady revenue. Would a SFH or duplex, triplex be better? I can see upsides and down sides to all. Any advice will help.

My opinion would be the opposite. SFHs are high risk and do not cash flow very well. You need the security of having a multi plex to carry you through  vacancies. It is far better to have multiple tenants paying for your debt load, repairs and capitol expenses. SFHs can rarely be rented out to a single tenant for enough to cover the costs although if you could get a second legal unit in the basement this would be better.
