How to determine appreciation

Does anyone know of any good resources out there for determining what appreciation for property has been in the past and what it may be in the future?  I assume this is closely linked with factors such as median income, job growth, livability, etc.  I'd like to get an idea of which parts of town have appreciated better or are more likely to in the future.  Is it possible to break down appreciation down to a neighborhood?  Any thoughts or advice would be appreciated.
