Approaching someone who is walking away from their house

I was talking to my father's friend (I haven’t seen or talked to him for about 12 years, we aren’t really close), he mentioned that his ex-wife was walking away from her house that she no longer can afford. I didn’t want to pry during the conversation so I looked up and found the house address afterwards. I have never met his ex-wife; any advice on the best way to approach her about buying?
