Best niche for new real estate investor
I am interested in investing in real estate. My first thought was to do some wholesale deals for some quick cash and then later do buy and hold and/or lease options. But now I think it would be better to just pick a strategy or niche and stick with it rather than trying to learn and do everything. For those of you who are more experienced investors, what do you suggest? How did you start out with investing? Would you recommend starting straight with buy and hold or doing wholesaling first? Either way I will need to find a money partner or get a loan for the property unless I do assignment of contract and arrange it so I don't pay down payment or closing costs or anything. What do you all think? Thanks in advance!
