Making cash offers on rental SFHs off of Craigslist

Hi All,

I've been watching the SFHs for rent and would like to make some cash offers on a few.  I'd prefer to not have to pay an agent the 3% to write the offer. It is cheaper to have an attorney write the offer? Is there a format I can use to do it myself that has protection clauses written in? What do you investors who know what you are doing do??? Thank you!!!!!
