seeking deals by visiting reputable builders

There is so much discussion of foreclosures that writers, investors and Realtors are missing the fact that many builders in almost every area of the country have steeply discounting homes. While I doubt many of these won't reach foreclosure pricing, many times a new home offers you the ability to invest either for your own home or a rental with near zero expenses for at least 2 years. If you are an investor, this is a huge advantage to your proforma. Builders face the same credit crunch as everyone and cash flow is at a premium. When you are out looking for investments don't miss this opportunity if it arises.

I live and operate in Denver so I know this is true here. Several builders are leaving town and have great deals, my own banks have forced my company, Amber Homes, to slash prices to get out of developments. Keep this in mind as you invest and visit model home sites.
