What Key Performance Indicators Do You Track?
We are looking to get a better macro level view on our portfolio/ business, to keep a better monitor on the pulse of the business as a whole, and individual assets. We would like to do this by tracking key performance indicators. The basic financial metrics ROI, Cash flow, etc can easily be tracked in our accounting software. My questions (in bold) are specifically for buy and hold investors, and management companies with a focus less on the financial metrics. The bullet points are some ideas I had so far.
Looking forward to reading your input!
* Note* We self manage all our properties using Buildium software.
What key performance indicators do you find useful to track?
- -# of tenants paying before 1st 1-5th 6th-10th 11th-on
- -# of Days a turnover takes
- -Length of lease
- -Maintenance requests and type of request
- Length of time to complete work orders.
When you do track these things what are you trying to determine?
- -being able to monitor the health of our total portfolio.
- -Being able to see which assets/asset classes are preforming best/worst.
- -Determine how subtle operational shifts could effect profitability.
- -Define norms for our portfolio.
- -Track employees performance.
How are you tracking these metrics?
- Software?
-excel?
-Manually?
-Automated?
