Soliciting Investment Product on Bigger Pockets.

I came across a post in the forums soliciting an investment with around 12%

ROI. I know that investment products are supposed to be solicited to the parties that have an existing relationship. In other words I cannot put an ad on a website offering an investment with such and such return.

Given the fact that bigger pockets is a community of real estate investors and we all are on the same website posting/sharing can one place an offer for investment? Is there existing relationship between the parties? It seems like a gray area to me.

Any thoughts, comments?

The BP "Real Estate Marketplace" forum is where you can solicit business. You can't do so in the other forums. Here is the description:
