Low comps on appraisal

Hi I'm looking to purchase 4 multi family properties, I got an appraisal on own I own and it was very low 30,000 below tax value on a 55,000 3 unit. Only a couple cheep comps in our area, that should bring down the prices of the 4 I want to buy  they only have the same couple comps to use for these also. no one can finance this with a bank selling price is higher than appraisal will be. 

Any suggestions  on a creative way to purchase these properties ?  good cash flow properties
