Check out this great show that my friends @Curt Davis and @Alex Craig recorded last week for the Memphis Investors Group podcast.  

During the discussion, they cover the nuts and bolts of the move out/turnover process - everything that happens from the time the tenant gives a 30-day notice till a new tenant moves (including moving the original tenant out, making repairs, marketing the property, and finding a new tenant). 

This is a must listen to podcast whether you are a self manager or use a property management company.

@Douglas Skipworth  if you have not already, you should post that video you all just did of why to hire a Professional Property Management company. That is a great video. I think a lot of individuals underestimate the amount of work and red tape that goes into managing a property.  I was recently at a Real Estate conference on the West Coast 2 weeks ago and there was a lot of chatter about self management and online tools to make it happen.
