Foreign Investor in US Real Estate

I am a non resident alien with interest in investing in US estate. I already have a couple of rental properties in GA, and would like to increase my portfolio.  If you are in my position, how would you use about $60K in cash. My intention is just to build a portfolio. I have access to hard money loans only.
