School District vs Urban Fun

I am looking to purchase a SFH in the summer and moving out of my duplex. The SFH will eventually become a rental property as part of my buy and hold strategy. My fiancé and I don't have kids so schools don't mean much to us. In your experience what has better rental potential somethings close to the city with bars and restaurants, or something maybe not as close to the city but in a good school district?
