Working with RE Investor in San Jose, CA

I'm interested in part time work or interning with a local real estate investor in the San Jose, CA area. What would be the best way to locate interested people? I've checked out a few different sites but am not getting any luck. Essentially I am seeking a mentor to get me exposed to the ins and outs of the deal/renovation process. I've been a property manager for the last 8 years, Compliance Auditor for tax credit sites for 5 years and do have a current RE License. Any advice, help, referral would be greatly appreciated!
