Defining a Motivated Seller as a Newbie

So this week I had someone ask me , "How do we define a Motivated Seller?"  She thought it was anyone who wants to sell a house and it has not sold yet.

For me I see a Motivated Seller as someone who I can help in a Win Win situation.  They want to sell because their Real Estate has become an issue. It can be a foreclosure, death, relocation or  other variables that cause them to want or need to sell. BUT they must sell at a price that makes it possible for me to profit as well the end user.

How do you define a Motivated Seller?
