I am giving away for free a duplex to a BP member see requirments

I have a duplex in the Indy area ( 30 minutes from downtown)  AS is value 15 to 20K

I want to give it to someone for Free... in exchange I want this person to chronicle on BP with supporting documentation and pictures the fix up process  ( it needs about 10 to 15k to get livable)  once rehabbed its worth 35 to 40k I would surmise.. rents would be 500 a door or so.. Also the lease up process .

Since I am unable to post pictures or anything else on BP from lack of interest and knowledge I figured this could be a good learning experience for some up and coming investor.

Rules:

Subject TO:

1. Need to prove that you have the money to fix it ..

2. Need to be a good person I will do a back ground check.

3. Must live within 1 hour of property so I know you can be there to watch over it.

4. Once stabilized and rented you will donate $50.00 a month for 3 years to a local charity in the city its located.  You can bring me 3 or 4 choices and I will pick one.

This property will be delivered with clean title there may be half a years tax's or so but you would take that on.

I want this to be a learning experience for the BP community to share with especially newer investors looking to get into the game... Instead of me writing for hours on BP I figure you can help out by chronicling the process from start to finish.   Post all replys to this thread don't send me PM's I will engage so everyone can learn from this.  Or at least its on one of my New Years resolutions.. I could just give it to Habitat but I want to give back to BP if I can. WE have given Habitat 20 plus homes since the GFC.. So I was just thinking this could be cool... help someone get started... learning experience for BP followers donate to some charity going forward.. win win.
