New in Property Management

So what do owners look for?  We bought a Franchise called Property Management Inc. out of Utah.  They are rated one of the top in the country but what do you look for in a management company.  My business partner and I have lots of real estate experience between us, I had been in the engineering field and he in the IT.  Together we make an awesome team.  What would make you as owners want you to have us manage your properties?
