Auctioning down payment and monthly payment??

I went to a REIA meeting about a week ago and we had a guest speaker, Jason Rodriguez. Apparently he is a professional wholesaler, he mentioned how he loves to auction off the down payment or a monthly payment but did not offer any more information. Have any of you heard of this? Could you elaborate for me? How does this work? Needless to say, I was intrigued and am seeking more information. This seemed to be the most logical place to begin my search. :)
