The Biggest Pain(s) in the A$$ in Your Business (and best things)

Thought it might be fun to see what everyone's biggest pain (in the a$$) point and favorite activity is in their respective real estate business.  Mine are:

Favorites:

1. Sourcing deals (my personal fav - very few things are more satisfying than finding an awesome deal). Boom!

2. Negotiating with motivated sellers. It's like being Maury Povich for a day with all of the drama you get to hear about.

3. Opening the mailbox to see multiple rent checks.  It's like your birthday every month, except instead of getting $10 from Grandma, you get $1,000 from someone else's Grandma!
4. Seeing the finished product on a well-done rehab. High fives all around to your subs, plus lunch at Hooters (maybe that's just my subs)!

PITA:

1. Bookkeeping and end-of-year tax prep.  Please kill me now.

2. The majority of the tasks associated with getting a property leased: (phone calls day and night, no-show appointments, people who waste your time by being untruthful, calling someone to reject them). I actually don't mind managing property after it is rented, I just dread the time-suck of getting it leased to a quality tenant.
