Is Home Owner's Mortgage Applicable If One Person Is Living There

I want to get a home owner's mortgage because it will allow me to put less money down to obtain a property. 

However, my mortgage will have both my name and my brother's name on it.

Can I still get the home owner's mortgage if only I live in the house? Or, do both people listed on the mortgage have to be living in the house to get the home owner's mortgage?
