Depreciation and appreciation help

Hi all I have been doing as much reading and research to learn as much as I can about real estate investing. I understand most of the lingo and figures used to calculate cash flow yields and Roi, I was just hoping that someone can give me some insight on property depreciation and appreciation, how to calculate and take it into consideration. Any help on this topic would be greatly appreciated. Thanks in advance.
