Best Location for a house hack in Houston,Tx

Hey BP's, this is for my peeps in the Houston and surrounding areas. What are the best markets to invest in for a "live in flip" in Houston at the moment? I'm in search of my first investment property and am in the process of setting my criteria. First on my list is LOCATION LOVATION LOCATION. Location is key and I understand the importance of this. What are some desirable neighborhoods? Or possibly any transitional neighborhoods that me be up and coming and overlooked? I'm from Louisiana and have been in Houston for right at a year now so all I know is my area (Westchase) which is a bit pricey. I realize looking for "just a good deal" with no target makers won't cut it. Suggestions would truly be appreciated. I plan to do my due diligence and study the areas suggested, drive and jog around neighborhoods, attend open houses, cold call rental properties, pull up recently sold homes etc. I just need pointers on what areas to even begin researching. Help!
