Successful 1031 Exchange Stories

I would to hear some real life examples of successful1031 exchanges taken place among BP members? Did you exchange your single families rentals for multiple family? 1031 exchange to commercial properties?

Did you exchange up? Exchange down? How much taxes were you able to defer by doing a 1031 exchange? What are pros and cons of doing a 1031 exchange? I have heard from couple a 1031 specialist that if the tax liability (depreciation recapture & capital gains) from the sale of your property is less than $10k, 1031 exchange is not worth the hassle.
