Cost Estimation template/software

Any good recommendations for cost estimation for flipping?  I'm looking to copy a builder approach to construction, so fixed payments for everything from hanging a door to installing an outlet.  KB Home does it, so we can too, right?  This idea was recommended by an investor buddy and worked well for him.  I'm sure there's some good software out there...any suggestions would be great.
