Mutual Fund cash out?

I've seen some mixed advice but am brand new to the forums. 

Have had decent luck with the two rental properties we own, but little equity in them as I refinanced a while back. Would like more properties!

Am 32 years old with a good pension plan.  We also have 50K in mutual funds and Roths.  I'd like to pay the taxes on the mutual funds to get down payments for a few other places.

This seems like a good idea, right?  I have access to some lines of credit but don't want to borrow the DP.
