where to buy for investment properties

I would like to invest in real estate. I don't want to invest in Lowell or Worcester even though the cash flow return is high. I want to invest in area with good clientele, but is concerned that Boston market is already appreciated to a point that I have missed the best time to invest.

Any suggestions? thank you for your help
