Buy & Holders - Do you primarily own one type of property or is it diversified?
I went to a REIA meeting tonight and was talking to one of the very well established landlords there. His statement to me (Along with several others) has been to stay away from duplexes and triplexes and concentrate primarily on SFDs in nicer neighborhoods.
His mindset (And the others) is that the SFDs have less management headaches, so it's easier to have more of them for a higher overall profit while collecting decent long term depreciation (versus multi-family which has a harder time in this area).
My concern is that at least for now, multi-family seem to cashflow extraordinarily well. There certainly are more headaches to deal with, especially if it's lower income. However at this time I have about half of my portfolio in duplexes and the headaches they seemingly produce are worth it.
Am I missing something with a longer term outlook? I really do value the advice of more established investors, but I also am trying to carve my own niche out too.
