A Conclusion About a RE License and Investing

It was either an epiphany, or a hard blow to the head, but I realized that in order to really do what I want to do it seems like it will require me to get my RE license. 

I have interest in MHP's, but that is not the driving motivation behind the conclusion regarding the license. I have a good paying JOB, but that is what it is. In want to accelerate the rate of funding and implementing my strategy of acquiring buy and hold of MHP's, SFR, and MFR properties. To do so at the rate I want to, and without significantly reducing our modest lifestyle, I need feel that I need to also focus on doing a few SFR flips through the year to generate additional funds, to help accelerate the velocity of my buy and hold property acquisition program.

Therein is where I find the rub. I have come to the conclusion that to really do this one really needs to have the license. Not so much because of any other reason than to have unfettered access to the MLS. I don't feel like I want to count on the information fed to me by an agent. I really don't even want to discuss a property with an agent. I certainly don't feel good putting my money on the line based on what someone else chooses to feed me with regards to information. I have no real desire to do anything other than my own investing, but short of having a license, I don't see how I can have the control of the situation and information like I want to. I also want to be able to write my own offers without relying on someone else to deliver the "insulting" offer. I know I could potentially befriend an agent and gain access that way, but I don't like someone risking their license for me. Also, that is still short of the control I feel that is needed when one is contemplating buy and flips. I don't feel like that business is very forgiving of decisions based on bad information. I am also an extremely busy person, and I really don't want to have to coordinate going to see a property with someone else, so the license would give me access to MLS listed properties anyway. I am all about networking with other RE professionals and REI's, but I am not comfortable not having control of the situation when it is my blood, sweat, tears, and CASH on the line.

So, have I missed something? Have I seen things different than they appear? Please let me know, but at this point after a lot of studying and a lot of thought this is where I have arrived.

Well, me and the family will be moving from the DFW area to the North Atlanta area in a couple of months as I have changed JOBS. Probably land around the Woodstock area. Once we get settled I plan to go through the course (again) and take the test. If anyone would be willing to allow me to hang my license, or know someone, by all means give me a shout. I am only interested in this for my own investing. Let's connect.
