Anyone have experience with a Quiet Title?

Hey Guys,

Been working on acquiring a property for two months or so that has a very interesting position.  Homeowner purchased 3 properties side by side in 2004, has since sold one, foreclosed on one and still has the third.  House has been vacant for 5 years without a tenant.  No mortgage paid since 2010, owes 2014 taxes.  

Here is the kicker, GMAC satisfied the original mortgage before going out of business and released the security deed.  There is a second mortgage of $6K that no one has been able to track down, appears to be written off as well.  Clerk's office has never seen this, title examiner is surprised and the homeowner has no idea.

My RE attorney is suggesting we close on the property with a lien exception on the second and then go through the judicial process of obtaining Quiet Title on the property.  Any experience with any of this???
