Investing in Cash Flowing Notes

Have you ever considered a more passive investment in real estate by adding cash flowing mortgage notes into your portfolio?
If you were to invest in cash flowing notes, what terms (payback period, annualized rate of return, location of property, type of property) would you expect to receive?

If you have considered this type of investing but never pursued it, what made you back away?
If you have not considered this type of investing previously, would it be of interest?
