Looking for Ideas on Investors

A few years ago I helped a friend save his four unit rental from tax seizure. Short story: wife had not paid taxes in several years, unbeknownst to him. Wife took off. I stepped in, we formed an LLC, and I paid the taxes. We have done many upgrades on the units and almost doubled the rental income. Now we are looking to find an investor who will recognize that our rather large personal debt is due to management and improvement of the property. We would like to consolidate that debt in order to save ourselves money and interest. I have excellent credit, my partner is rebuilding his since his divorce. We both have excellent full time jobs, and the rental income is steady and can easily handle a large mortgage or investor payment. Any ideas of where we should look?
