Grandview and Raytown. Kansas City. The good, the bad, and the ugly?

I am interested in getting into the Kansas City market for several buy and hold properties. Based on my preliminary research I am interested in 2 areas. 1) South Raytown close to the old Bannister Mall as Cerner Corp is redeveloping it, creating jobs and growth. 2) South Grandview where I see the schools are rated a little better and you can still get good cash flow, with potential for a little appreciation. My question is to the experienced investors in the area. 1)What are your thoughts on these 2 areas? 2)Are there any specific blocks/streets I should avoid? 3) if not these 2 areas.....then where???? Thank you in advance for all your opinions and expertise.
