Other topics for REI meetups are what?

I've had my meetup group going for about a year now. I can confidently report that the hardest part is getting the next speaker lined up to share information on our market and what's happening. So far, we've done meetups where we've met at flips, had a assessor's visit, lenders, syndicators, tax experts, etc. What are some other great topics out there that could really benefit a small group of small time investors?
