Unlimited Private Money (kind of)

Hello,

Heard some good things about the BiggerPocket community, so I figured I would stop in!

I am looking to start investing in some rental properties here in the MidWest. I personally do not have much of my own cash to start investing but I have lots of private money that I have available. I have a full time W2 so I would rather not get into Wholesale or Flipping. I would like to get into some rentals. I am thinking of starting off with a SFH or smaller MFH (Duplex, Triplex...). I have family that works with rentals so finding a mentor is not a problem at all. What are some good ways to use private money to buy rentals? Im looking for a strategy that I can use the private money to purchase some rentals but payback my private money lenders (family) as quick as possible. My private money lenders (family) refuses to take any interest (which is a win for me obviously).
