hello everyone, nice to join the community and learn from everybody.

Quick question to anyone and everyone, just wanted to see what ways there are to buy my first investment property. I'm currently working full time, have good credit in the mid 700's, have no debt other than the house i bought 3 years ago. I have a decent amount saved up to put down on a house if needed, but looking if i can do anything else. Home equity loan? Portfolio? Etc....
