Induce Investors to invest in a new real estate development company

Hello everyone,

As a principal in a brand new real estate development  company, I am looking for advise on how to structure deals with potential investors to induce them to invest in a project.

The focus of my company is to purchase multi-family dwellings in emerging urban neighborhoods in NYC, redevelop them and "increase value add" and re-sell or potentially hold as rent.

Any advice is much appreciated.
