Wholesaling with an agent involved

Good day BP family,

I need to ask a question of the seasoned wholesalers/ investors and for their advice. First I would like to state that I am on my way to closing my first deal by wholesaling/investing. I have initiated an interest in a government owned property here in the local area with the listing agent and I need to know how do you go about writing this contract up as though I may assist it to someone else if I can not come up with the funding myself to purchase it. My goal is to purchase to fix and flip it by using a hard money lender but if that does not work how do I go about wholesaling the deal with an agent involved. I have heard that this is a little tricky so I need all the assistance I can get.
