Newbie with a question

My grandmother has decided to move in with my parents and is selling the home she has lived in for over 50 years. She has offered to sell it to me, though a real estate agent has offered her cash up front for it. The area is becoming a hot spot with a lot of recent developments. I can either buy it out or get a loan for it. I'm looking more towards the loan because it wouldn't be too much of a stretch for me. How can I do this without getting too many people involved. My grandmother is getting old and does not understand everything that goes into buying and selling a home so I have to handle everything. What's my first step? Your help is greatly appreciated. Thanks in advance.
